Holiday Rental Agreement

This rental agreement outlines the terms and conditions under which the static caravan is let for holiday use. By completing the booking process and paying the deposit you confirm that you have read and agree to the following:

1. Parties

This agreement is between the caravan owner (referred to as 'the Owner') and the guest(s) making the booking (referred to as 'the Guest').

2. Property

The property is a privately owned static caravan known as ‘Hemsby Family Caravan’ (referred to as ‘the Caravan’) located at:

NR29 4NW

3. Holiday Use Only

The Caravan is let solely for the purpose of short term holiday accommodation. This agreement does not constitute a tenancy or confer any security of tenure.

4. Booking & Payment

  • A non-refundable deposit is required to secure the booking.
  • The balance is due no more than 7 days before the start of the holiday.
  • Payment must be made through the Norfolk Caravan Holiday website (www.norfolkcaravanholiday.co.uk). Payments are handled by Stripe on behalf of LFM Services UK Ltd t/a Norfolk Caravan Holidays.

5. Check-in / Check-out

  • Check-in time: from 16:00 on the agreed check in date.
  • Check-out time: by 10:00 on the agreed check out date.
  • Late departures may incur additional charges.

6. Guest Obligations

By completing a booking of the static caravan, the Guest agrees to comply with the following:

  1. Fair Use of Utilities (Gas, Electric, and Water): the Guest is welcome to use the provided gas, electricity, and water during their stay on a fair use basis and must responsibly and considerately use the utilities. Excessive or wasteful use may result in additional charges.
  2. No Smoking Policy: Smoking is strictly prohibited inside the caravan by any person(s). Smoking includes tobacco, e-cigarettes, and vaping devices. Smoking is only allowed outside, away from windows and doors and cigarette ends must be responsibly disposed of. Any evidence of smoking inside will incur an additional cleaning fee payable by the Guest and the Owner reserves the right to terminate the stay.
  3. Pets: No pets are allowed inside the static caravan at any times. Any evidence of pets being inside the static caravan will incur an additional cleaning fee.
  4. Noise and Respect for Neighbours: the Guest must be considerate of others on the caravan site at all times. During quiet hours of 10:00 PM to 8:00 AM noise should be kept to a minimum.
  5. Damage and Breakages: Any accidental damage or breakages must be reported as soon as possible to the Owner using the contact details supplied when the booking is made. Significant or intentional damage may result in additional charges.
  6. Cleaning and Rubbish: The Guest are required to leave the caravan and the pitch in a tidy condition. This includes using the provided bins for rubbish and disposing of large or recyclable items using the site facilities.
  7. Use of Heating & Appliances: The Guest must only use the appliances provided and never leave heaters, cookers, or electrical items unattended. The Guest must not bring or use portable heaters or stoves inside or near the caravan.
  8. Barbecues and Open Flames: Barbecues are allowed only in designated outdoor areas on the caravan site and must never be used near the caravan walls. No fire pits or open flames are permitted near or inside the caravan.
  9. Caravan Contents: All furniture, bedding, and kitchenware must remain inside the caravan. The Guest must not remove any items provided from within the caravan.

7. Occupancy

The maximum occupancy of the caravan is 8 people including children. The Owner reserves the right to terminate the stay if this is exceeded.

    8. Facilities

    Use of caravan park facilities is subject to the park’s rules and availability. The Owner is not liable for any changes to these facilities.

    9. Cancellation

    By the Guest:

    • Cancellations must be submitted through the Norfolk Caravan Holiday website (www.norfolkcaravanholiday.co.uk) prior to the check-in date.
    • Deposits are non-refundable.
    • Refunds of the balance may be made at the Owner’s discretion based on notice period.

    By the Owner:

    • If the booking must be cancelled by the Owner, a full refund will be given.
    • Should the Owner terminate the stay for failure to comply with any of the terms outlined in this agreement there will be no guarantee of a refund for any remaining nights of the stay.

    10. Security Deposit

    A refundable deposit may be required to cover damage or excess cleaning. It will be returned within 5 days of check-out, subject to inspection.

    11. Liability

    The Owner accepts no responsibility for loss, injury, or damage to persons or property during the Guest’s stay.

    12. Governing Law

    This agreement is governed by the laws of England and Wales.

    13. Acceptance

    By completing the booking process and paying the deposit for the stay, the Guest confirms they have read and agree to the terms of this agreement.
